  • how much savings you have,
  • whether you can borrow against any equity in your existing property
  • and how much the bank is prepared to lend you.

Your bank or mortgage broker is the best person to answer these questions. This answer may vary depending on interest rates at the time.

LOW CEILINGS?
Minimum height ceilings (2.4m) feel oppressive when they are all the same level throughout. Adding some height variation transforms an ordinary home into something interesting.
  • Remove part of the upper level floor to create a double height space over a lounge or dining area on the ground level. (just make sure you can close off the void to prevent noise transfer problems to the upper level bedrooms.
  • If your roof structure uses timber trusses you can potentially remove the flat ceiling lining and expose & paint the trusses, and put in a new raking ceiling on either side of the old trusses. Just do it over the living areas if you don’t have the budget to make the change throughout.
