A little bit more time and money spent on concept design will reap large rewards in comfort and value. This month on the 101.5FM radio Morning Magazine show I give you some smart ideas to consider in your renovation or new home project.
What is Concept Design?
Concept Design is the first design stage in which you work out everything that matters about your house.
- the rooms and sizes,
- room arrangements
- the general building form – for example, do you want one or two levels, and most importantly
- how your house responds to sun and breeze, and your backyard and surroundings.
Concept design is really important!
80% of your property value is created in the Concept Design stage. So take your time and get it right.
- If you can, pay a good Architect or Building Designer for some Concept Design advice. Having a fresh and experienced pair of eyes look at your house and all its opportunities is absolutely worth it.
- The money you spend on good professional design advice will always be returned in increased property value.
Can you give us some ideas on how to get our concept design right?
Absolutely!
Always consider the house as a whole, even if you plan to renovate only one small part. For example, if you are only renovating a bathroom, make sure it is in the right place before you start spending money.
- Your bathroom might be located on the north, blocking light to the living areas and access to the backyard.
- If you move the bathroom to a new location, you can vastly improve the floor plan, allowing for northern light and improving functionality.
- And this small change will add substantial comfort and value to your home.
- A bit more money spent up front can add substantial value.
Separate living and bedrooms. This is really important for functionality and comfort. For example, if the adults are entertaining or watching television, the noise won’t disturb the kids in the bedrooms.
Put the Kitchen where it gets the best natural light and connects to the deck. The kitchen is the home’s control centre. It’s where everything happens. So, locating the kitchen, where you can talk to people on the deck or in the pool, will make these areas more usable. You will make your house much more functional and much more valuable!
